Chris & Samantha Stays (“we,” “us”) operate chrisandsamanthastays.com to share two short-term rental properties — one in Boston’s North End and one in Bay Pines Lakes, St. Petersburg, Florida. This policy explains the limited information we collect through this website and how we handle it.

The website is maintained by Constitution Wharf Group, LLC.

For booking-platform privacy questions (Airbnb, VRBO), please refer to those platforms’ own policies. This site only governs interactions on chrisandsamanthastays.com itself.

The site only collects information you actively submit through one of three forms:

Booking inquiries

When you submit an inquiry through a property page, we record your name, email address, requested check-in and check-out dates, guest count, an optional phone number, and any message you write.

Contact form

The “Contact us” form in the Meet your hosts section on each property page collects your name, email address, and the message you write.

Guest book entries

When you submit a guest book entry, we record the name you choose to display, your email address, and any comments, restaurant recommendations, or stay details you choose to share. Your name and entry are public on the property page after we approve the submission. Email addresses are not shown publicly.

How we use this information

Information submitted through any of the forms above is stored in our records and may be used to respond to you, coordinate a booking, and — from time to time — to reach out by email about future promotions, special rates, or news about our stays. If you’d rather not hear from us about future stays or promotions, just say so in any reply or in the message field of any of the forms, and we’ll honor that.

Site analytics

We use Microsoft Clarity to understand how visitors interact with the site. Clarity records anonymized session data such as mouse movement, clicks, and scroll depth, and aggregates it into heatmaps and playbacks that help us see which parts of the site are working and which are confusing. Clarity may set cookies for this purpose. We only use this data to improve the site — never to identify individuals, target ads, or sell to third parties. You can read Clarity’s own privacy statement for details, or block session recording using any standard browser tracking-protection setting or ad-blocker.

Server logs

Our hosting provider (Fly.io) automatically records standard request logs including IP address, user agent, and timestamps for the purpose of operating and securing the site. We do not use this data for marketing.

• We don’t use Google Analytics, Facebook Pixel, or advertising trackers.
• We don’t use advertising cookies or sell, rent, or trade your information.
• We don’t collect payment or financial information through this site. Bookings and payments happen on third-party platforms (Airbnb, VRBO).

Two cookies may be set when you visit the site: a session cookie that keeps the property owner signed into the admin dashboard (only issued when someone signs in as an admin — regular visitors do not receive it), and an analytics cookie set by Microsoft Clarity to associate session interactions with a single visit. Neither is used for advertising.

Inquiries, contact form messages, and guest book entries are retained as long as needed to communicate with you and as long as the property is listed on the site. You can ask us to delete a record or stop hearing from us at any time using any form on the site — just say so in the message field, and please mention the name or email address you’d like removed.

The site sends form submissions to us by email through an email service provider, shares anonymized interaction data with Microsoft Clarity for the analytics purpose described above, and delivers property photos and a small number of icons through standard CDNs. We don’t share your information with any other third party except where required by law.

You can request access to, correction of, or deletion of any information you’ve submitted — and opt out of any future promotional messages — by sending us a note through the Contact us form on either Boston or St Pete property page. We’ll respond within a reasonable time.

This site is not directed at children under 13, and we don’t knowingly collect information from anyone under 13. If you believe a child has submitted information to us, please send a note through the Contact us form on either Boston or St Pete property page and we’ll delete it.

If we change how we handle data, we’ll update this page and adjust the “Last updated” date at the top.
